If you are in need of a Realtor, then you are in need of Tracey Simms! Absolutely the best Realtor we have ever had the pleasure of dealing with. When we found out that my husband had gotten a new job we were very excited...when we found out he was starting this job (4 hours from our current home) in 10 days, we were in a bit of a rush to find someplace to live! We spoke to 2 Realtors in the area, knowing nothing about either one. Both were provided the same question...Are you up for a challenge?? We were driving down in 2 days and had at most 3 days to look at either short term rentals or find a place to purchase. Also, on a purchase, the budget would be a bit limited due to the fact we obviously had not had time to even think about listing our current home. The response of the first Realtor who returned our phone call was very disheartening. They explained to me that their schedule would be tight and that possibly she could get a couple others to fill in part of the time they wouldn't be available and to find what we were looking for on such short notice, would not be easy. However, when Tracey called back she immediately responded that she was always up for a challenge and began asking lots of questions and told us she was ours for whatever time/days we needed her. She literally had 2 days to search listings that could possibly work for us. We spent 1 full day driving around and looking at all the listings she came up with. At the end of the day, we made an offer on one of the properties and signed a contract the next day, and we were able to negotiate a pre-occupancy statement into the contract. Let me explain.My mother very assertively chose her from among the brokers associated with an online property we were interested in. "That one. Celine. She's going to get us a house."I am lucky and glad we did. Our house purchase was complicated with listing information that confused mortgage lenders. Moreover, the listing agent seemed unavailable much of the time when we needed him to respond.This means I had lots of questions I had to resolve effectively without negotiating with the counter party. Celine presented me with my options, appraised me of what consequences to my decisions would be, and how I could get what I needed anyway.All said and done: there was something in the listing that was prejudicing mortgage lenders against supporting the property. Celine developed a dialogue with a mortgage broker in PA, and then the mortgage broker said they would arrange the mortgage for us.She is highly principled and encyclopedic in her knowledge of things, and I believe will be one of the strongest Realtors (TM) in our area in short order. Thaddeus Tomlinson handled both the sale of our former home and the purchase of our new home. Doing all this in the middle of a pandemic, with a toddler, was not an easy task. Thaddeus made it seem easy. He sold our house quickly and for more than we expected. The stock of houses was quite limited, but Thaddeus made sure we got in to see any house that popped up as soon as possible. We saw at least a dozen houses from Bel Air to Fulton, so this was no easy task. Issues we experienced during the process were caused by other entities and handled with aplomb by Thaddeus. We never want to move again but, if we did, we would definitely call Thaddeus again.

This is our third transaction with Tracey, and we cannot say enough good things about her. She is organized, thoughtful, meticulous and absolutely professional in everything she does. She did a "coming soon" listing before our home went live, which garnered a lot of interest. Then two open houses on the same weekend, and we had eight offers to choose from. We chose one of the cash offers and closed in two weeks. Who could ask for better results than that?
